A technology campus dropped onto a residential stop. The demand curve never recovered.

Punnawithi is Sukhumvit Soi 101, sitting between On Nut and Udom Suk, and for most of its history it was an entirely unremarkable residential stretch of the eastern line. What changed it was the arrival of True Digital Park, a large technology and office campus built directly beside the station, along with the condominium towers that went up around it.

That single development gave the district something no other outer station on this line has: a genuine daytime population. Several thousand people come here to work rather than leaving in the morning, and a large share of them are in technology, startups and creative work, with the flexible hours those industries bring.

Around the campus the housing is mostly recent. Tall condominium towers, many of them marketed at exactly the people working across the road, plus a run of older apartment blocks and Thai housing further from the station that predates the whole thing.

The mix of residents is younger than anywhere else on the eastern line. Software developers, designers, people in their late twenties and thirties, a high proportion of them renting rather than owning, and a noticeable number of foreign professionals who chose this district specifically because of the campus.

For us that produces the most unusual booking pattern on the line. Weekday afternoons are genuinely busy, which is true of almost nowhere else this far out, and the treatments booked skew hard toward desk-related complaints.

The daytime pattern, and what people book in it

On Nut and Udom Suk are dormitory districts: nobody is home between nine and six, and our work there starts when the trains bring people back. Punnawithi does not behave that way, and the technology campus is the reason.

Flexible and hybrid working means a substantial number of people here are at home, or working from a flat across the road from an office they only visit twice a week. Weekday afternoon bookings are common, mid-morning ones are common, and the two to five window that is dead everywhere else on this line is active here.

What gets booked in that window is consistent and specific. Office syndrome and deep tissue, aimed at the neck, the upper back and the shoulders, from people who have spent six hours at a laptop and have another four to go. The sixty minute treatment dominates because it fits between things.

The evening pattern still exists on top of it, and it looks like the rest of the eastern line: busy from half past seven, running to about midnight, and weighted toward longer treatments. The difference is that this district has two peaks rather than one.

Everywhere else out here is empty until half past seven. This district books all afternoon.

The towers around the campus

The buildings here split fairly cleanly by age and by how close they sit to the campus, and each behaves differently at the front desk.

The newest towers

The recent towers immediately around the station are large, well managed and formal. Visitor registration, keycard lifts, and several of them are multi-tower estates where the tower letter matters as much as it does at On Nut.

Older blocks

Older apartment blocks a few minutes further out are simpler. Smaller lobbies, often a single guard, and no card system. They are quicker to get into and they house a more mixed and more Thai population.

Serviced offices

There are serviced offices and co-working floors on the campus itself. We do not work in shared office space, for reasons that should be obvious, so a booking has to be at a residence rather than at a desk.

Further from the station

Beyond about ten minutes from the station the district turns into ordinary Thai housing, lanes and townhouses, and the practicalities become those described on the Udom Suk page rather than these.

What Punnawithi books

Office syndrome, and why it leads here

Office syndrome is the most booked treatment in this district, which is true of nowhere else on our list. It is a targeted treatment for neck, shoulder and upper back pain caused by sitting at a desk, and this is a district full of people who do exactly that for longer than they intend to. A good share of these bookings are somebody's first massage of any kind.

Deep tissue in the evening

Deep tissue runs a close second and takes over in the evening. Same anatomy, more pressure, and it is generally the choice of someone who has been having the problem for years rather than someone who noticed it last month.

Oil and aromatherapy, the wind-down bookings

Oil and aromatherapy are the late bookings and the pattern matches the rest of the city: someone trying to stop thinking about work and get to sleep. Aromatherapy does particularly well after eleven.

Traditional Thai, the weekend choice

Traditional Thai is a weekend treatment here rather than a weekday one. It takes longer, it leaves you loose rather than sharp, and it does not fit into the gap between two meetings, so it moves to Saturday and Sunday when people have the whole afternoon to give it. Weekday bookings along this stretch skew to oil and deep tissue in the evening, after the commute back down the line rather than before it.

Booking between meetings

A large share of what we do here is fitted into a working day, which is a different sort of booking from a leisurely evening one. A few things make it work better.

  1. Book the slot rather than asking for the soonest. If you have a gap between two and four, say two o clock, and we will have somebody there at two rather than at whatever time the next therapist becomes free.

  2. Take sixty minutes rather than ninety if the gap is tight. A rushed ninety is worse than an unhurried sixty, and finishing with ten minutes to spare is the difference between feeling better and feeling harassed.

  3. Say if you have a hard stop. She will pace the treatment to end when you need it to end, which she cannot do if she does not know.

  4. Ask for office syndrome rather than a general massage if the problem is your neck. It is the treatment built for it and an hour spent on the whole body is an hour not spent on the part that hurts.

  5. Keep the room bookable. A treatment needs a bed and a closed door, so the flat rather than the co-working floor, and preferably not the room with the video call in it.

How Punnawithi differs from On Nut next door

These two stations are one stop apart and people frequently treat them as interchangeable. For a massage booking they are not, and the differences are worth knowing if you are choosing where to live as much as when to book.

On Nut is larger, older and more residential, with a market, a night market and a much bigger Thai population. Punnawithi is newer, smaller, more expensive per square metre and built around a single employer. On Nut empties during the day; Punnawithi does not.

The treatment mix follows from that. On Nut books plain oil massage as its leader and traditional Thai does well because the flats are big. Punnawithi books office syndrome as its leader and traditional Thai is a weekend afterthought.

The arrival window is effectively identical for both, since they are a single stop apart on the same road. Anything you notice on a given evening is traffic rather than geography, and both improve markedly after ten.

First massage, and what nobody tells you beforehand

Punnawithi produces more first-time bookings than any other district on this line, largely because it is full of people in their late twenties and thirties whose necks have finally become a problem they cannot ignore. If that is you, a few things are worth knowing that the price list does not cover.

You keep your underwear on. For an oil treatment the therapist works under a towel and moves it as she goes, uncovering only the part she is working on. For traditional Thai you stay fully clothed in something loose. Nobody is going to ask you to do anything you were not expecting, and if you would rather keep more on than that, say so and it changes nothing about the treatment.

Say what hurts at the start and say it specifically. Pointing at the spot is better than describing it. Ten minutes spent on the actual problem is worth more than sixty spread evenly over a body that is mostly fine, and a therapist would far rather be told than have to guess from the outside.

Speak up about pressure while it is happening rather than afterward. Harder, softer and stop are the three most useful words in the room and using them is normal rather than rude. A treatment that leaves you sore for two days was too heavy, and the moment to fix that was during it.

Expect the day after to feel like mild exercise if you have booked deep tissue or office syndrome. That is ordinary. Drink some water, and if you are booking a course of them, leave three or four days between rather than going back the next evening.

Where the district begins and ends

Punnawithi is compact by the standards of this end of the line. Westward it reaches back toward Soi 93 where On Nut begins, and eastward to about Soi 105 where the housing starts to belong to Udom Suk.

Northward the sois run up toward the Phra Khanong canal and the older residential streets behind it, which are considerably less developed than the frontage on Sukhumvit suggests. We cover them and the addresses there are worth describing carefully.

Southward Soi 101 runs down toward Rama 3 and the Chong Nonsi canal area, a long stretch of mixed housing and light industry. It is a longer journey than the station distance implies and the estimate runs toward the Udom Suk figures rather than these.

The campus itself sits directly on the station and is the landmark everybody uses. It is a reasonable one, unlike the malls at Phrom Phong, because there is only one of it and it has a single main entrance that everybody arrives through.

Can I book during the working day?
Yes, and this is one of only two districts in the city where weekday afternoons are genuinely well served. The technology campus means a lot of people here are at home or on flexible hours, so we staff the afternoon accordingly. A two o clock booking is straightforward.
Which treatment is right for neck and shoulder pain from a desk?
Office syndrome, which is built specifically for it and is the most booked treatment in this district. It concentrates the whole hour on the neck, shoulders and upper back rather than spreading it over the whole body. If the problem is long-standing and you want more pressure, deep tissue does the same anatomy harder.
Can you come to True Digital Park or a co-working floor?
No. We work in residences rather than in shared office space, so the booking needs to be at a flat or a hotel room. If you work on the campus and live in one of the towers around it, book at home and we will fit the time to your day.
I only have an hour between meetings. Is that enough?
It is, and it is better used as an unhurried sixty than a rushed ninety. Tell us the start time rather than asking for the soonest available, and say if you have a hard stop. She will pace the treatment to finish when you need it to.
